Tenant Selection Policy
It is our policy to strictly adhere to all fair housing laws under Title VII of the Civil Right Act of 1968 as amended by the Housing Community Development Act of 1974. No Applicant shall be discriminated against or denied housing because of race, color, religion, sex, national origin, familial status or disability.
Screening of Applicant (s) will include a minimum income requirement equal to three times the total unit charges, number of people who will be residing in the unit, employment history, rental or mortgage history, credit bureau and public record reports. Tenant selection will be based upon information ascertained during the screening. Causes for denial could include a negative rental history, credit score below 500, NSF Holding/Security Deposit, and/or felonies.
Application Fee/Security Deposit
- A $ 50.00 non-refundable Application Fee per adult applicant can be paid in cash or with card (additional processing fee with card). Once this form is filled out and an application fee is paid, you will receive an online application at the email address you provide below, to complete within three (3) days. Each adult applicant is required to apply with an application even if married status.
- If the Applicant (s) wishes to apply for a specific residence, a Holding Deposit in the amount of one-half (½) of the required Security Deposit must be paid to guarantee that the premises they desire to rent, will be held until approval is granted, and the Lease Agreement is signed.
- If the Holding/Security Deposit is returned due to Insufficient Funds (NSF) your application will be automatically denied, and the property will be returned to the market.
- If the Application is not approved the Holding/Security Deposit paid will be fully refunded to the applicant(s) within five (5) to seven (7) business days.
- At the time of the Lease Signing, the full amount of the Security Deposit must be paid.
- If a Guarantor is necessary for an approved application, the Guarantor will need to fill out a Guarantor Agreement and pay a $15.00 non-refundable guarantor processing fee for running the credit and other background checks. The Guarantor form will need to be returned no later than three (3) working days after requested by management.
- Once the Application is approved, the Applicant has three (3) working days to sign the Lease Agreement. If this is not accomplished, the property will be returned to the market and a processing fee of ½ the holding deposit will be retained by Midwest Property Management. If the applicant decides within that three (3) day period not to take the unit, the deposit will be refunded within five (5) to seven (7) business days.
- PetScreening is a required part of the application process for all applicants and must be submitted no later than three (3) working days after approval. This is done through a third-party screening service. All applicants are to complete one (1) of the three (3) profiles: “no pet” (FREE), request accommodation for an assistance animal (FREE), or a pet profile (yearly fee*). The yearly fee* does not replace the required pet deposit and monthly pet rent to Midwest Property Management.
